Wellings Capital is a real estate private equity firm established in 2015 that seeks to help high earners and high net worth individuals protect and grow their wealth through private commercial real estate investing.
900+ investors across our investment vehicles have joined us to invest in self-storage facilities, manufactured housing communities, multifamily, and other private real estate asset types across the US. Our current portfolio is valued at approximately $330 million with approximately $160 million of investor equity under management as of September 2024.

Since the 2012 JOBS Act opened the door for real estate syndicators, we’ve seen a proliferation of real estate investment opportunities for accredited investors. Unfortunately, many intelligent investors get blinded by return projections and underestimate the risks of investing in private real estate.
We don’t want to see people get burned. Many new syndicators have done well since the Great Recession because the economy’s rising tide has lifted all boats. But we agree with Warren Buffett when he said, “Only when the tide goes out do you discover who’s been swimming naked.”
We’ve learned the importance of extreme due diligence on operators and properties in this space. We search for the very best operators with at least a decade of relevant real estate experience and a track record of strong returns to investors.
Our goal is to provide investment opportunities that give investors diversification across recession-resistant asset classes, multiple vetted operators, geographies, properties, and strategies. We also aim to secure better terms and access to deals that individual investors couldn’t get on their own. Lastly, we perform stringent due diligence on the operators and deals, and we share our results with current and prospective investors.

Paul Moore is the Founder of Wellings Capital. After graduating with an engineering degree and then an MBA from Ohio State, Paul entered the management development track at Ford Motor Company in Detroit. After five years, he departed to start a staffing company with a partner. They scaled and sold the company to a publicly traded firm five years later. After a brief “retirement” in his early 30s, Paul began investing in real estate in 1999 to protect and grow his own wealth.
He completed over 85 real estate investments and exits, appeared on HGTV’s House Hunters, rehabbed and managed dozens of rental properties, and developed a subdivision. After completing three successful real estate developments, including assisting with the development of a Hyatt hotel and a very successful multifamily project, Paul narrowed his focus to commercial real estate in 2011. Paul is married with four children and lives in Central Virginia.

Benjamin is the Chief Executive Officer of Wellings Capital. He is responsible for the overall management of the firm and its investment offerings, including six funds and multiple sidecar entities. In this role, Benjamin shapes the company’s investment strategy and guides asset management initiatives. Since joining Wellings Capital, Benjamin has played an instrumental role in the firm’s growth, driving it from $0 to over $165 million in investor equity under management from. His leadership has helped establish Wellings Capital as a trusted name in the commercial real estate private equity space. Benjamin’s real estate career began early—he became a licensed realtor during his junior year of college. He earned his Bachelor’s degree in Business Administration from Liberty University and continues to reside in Central Virginia with his wife and son.
Adrienne Hart
Chief Compliance Officer

As Chief Compliance Officer, Ms. Hart assists with Wellings Capital's regulatory and risk management compliance requirements. She has over 30 years of experience in the securities industry, and has established several compliance programs for startup ventures, including a compliance program for a wholesaling broker-dealer associated with a sponsor of alternative investments. This firm raised over $2.5 billion in assets in just over two years. Ms. Hart has extensive experience across all aspects of financial services organizations, with expertise in legal, compliance, operations, and marketing. Ms. Hart previously served as Senior Vice President of an investment management firm and Senior Vice President of the capital markets division of a regional bank. Ms. Hart holds a B.A. from Sarah Lawrence College and earned her law degree from Temple University School of Law. She has held FINRA Series 4, 7, 24, 27, 53, and 63 securities licenses.
