Texas Multifamily JV Hybrid Sidecar


Wellings Capital is offering accredited investors the chance to participate in a $15 million joint venture hybrid equity investment to acquire three multifamily properties with a combined 772 units in Odessa, TX. The Wellings Real Estate Income Fund plans to provide at least $7 million, and this sidecar vehicle will provide the rest, subject to change.

The Midland/Odessa market achieved 9.3 percent annual rent growth in the first quarter of 2024, making it the top rent-growth submarket in the United States (RealPage Data). With zero units currently under construction and historically low vacancy (CoStar), the market is poised for additional rent growth well into the future.
